OUR PROCESS

Going beyond the build means our goal is to exceed our clients expectations.

We're not just another construction company. We work with our clients from start to finish through every aspect of a Design + Build experience. We have a proven process for custom building that we rely upon, so your home is better built and your experience is more rewarding.

From the beginning of the custom building process, we collaborate with you to define your dream home vision for a home that is one-of-a-kind, expressing your taste and a reflection of your life. And we are your advocate throughout the building process. We make sure your home's construction schedule is running smoothly and within your determined budget.

Working with a reputable builder early in the construction process saves time, frustration, and money. We are you every step of the way, and we are dedicated to helping you turn your dream home into a reality.

 

STEP 1 – INITIAL MEETING

In the initial meeting, you will meet via Zoom with the owners, Jeff & Lisa. We will discuss some of our company philosophies and discuss what you are looking for in a house and from a builder. We have you complete a client questionnaire online before our meeting so we can understand you design tastes, budget, and how you want your house to work for you.

 

During our call, we take time to understand what your vision for the project is and discuss everything from long term family plans, entertaining style, functionality, “must haves”, etc.  This consultation is done at no obligation to you.

 

STEP 2 – HOUSE DESIGN

Following the initial meeting we will begin designing your custom home. After collecting a non-refundable design deposit, we’ll have a preliminary concept floor plan and front elevation designed for you and ready in 2 weeks.  The fee allows us to devote up to 10 hours to compile this information.  Then we will provide the floorplan and front elevation to you along with a preliminary project proposal and “ballpark” price. This will include an outline of the features and cost related to the construction of your new home.  We always try to design the house with your budget in mind.

 

Already have a house plan? Perfect. We can work with you to ensure we have a solid specifications list to accurately price your custom home.

 

 

STEP 3 – ESTIMATE

Once the plan is mostly complete and we have established a starting point for selections, we will send the information out to our trade partners for actual estimates on your house.

 

STEP 4 – CONSTRUCTION AGREEMENT

When all the estimates are back from our trade partners, we will present the actual cost of the home based on the plans & specs. Once the pricing is agreed upon you will sign a construction agreement.

At this time a construction deposit will be due.  This deposit covers the initial cost of the Architectural Engineering, Civil Engineering, and Design. The detailed contract describes our building process, details specifications and allowances, and clearly enumerates the responsibilities of all parties. A 3D image of the front elevation and 2D images of the floorplan will be created, bringing the plan to life so you can envision what the finished home will look like.

To move forward with purchasing the lot and beginning construction, you need to be able to qualify for financing. Providence Homes has several lenders we can recommend who offer new construction financing, or you can secure your own financing. Upon approval, we’ll draw up the purchase agreement.

 

STEP 5 – SURVEY/PERMIT & SELECTIONS

After the purchase agreement is signed, we will order a lot survey to plot your future home on the lot required to apply for permit with the municipality.

 

During the survey/permit phase, you will begin making your selections. Lisa will help guide you through the selection process and set timetables for when selections need to be made by.

 

STEP 6 – BUILD

Once you close on your loan, we pull all necessary permits and we start lining up our trade partners to get started on your home. We will begin construction once the city has issued the permit.

 

Typically, the delivery date of your new home by Providence Homes is approximately 7 to 9  months from the day the shovels are in the ground.

 

We have teamed up with CoConstruct to help you stay involved during the build and allow you to communicate and follow along with the progress of your new home.

 

Throughout the Providence Homes building process, we encourage you to participate and visit the work site. If you have any questions, call us.  While we hope that we have thought of everything up front, you may change your mind. We can assist with change order requests if you change your mind on something. The process for making changes is spelled out in detail in our Building Contract.

 

STEP 7 – MOVE IN

This is the moment you’ve been waiting for—move in time. After you move in, you are going to look back at your home and the process and realize just how fast it went. Moving into a home built just for you is exciting. Whether you’re a first-time homeowner or a seasoned one, you’ll be glad to know your Providence Homes warranty coverage and support is part of our service. We will stay in contact with you throughout the warranty period. It is our job to make sure you are happy with your new home and if you are not satisfied, we are not satisfied.
